In most cases we will accompany you. If you find one you like it is advisable to put down a holding deposit. This will allow us to hold the property for you whilst the referencing & necessary paperwork is carried out.

Referencing and Legal Paperwork

Referencing

The next step is we will take up references. These will be conducted through The National Landlords Association. Once acceptable references have been received we will be in a position to confirm your tenancy. In certain circumstances guarantors maybe required.

Student's Referencing

Each tenant will be required to provide a suitable UK guarantor on whom we will conduct references. Information on the criteria needed for a UK guarantor to comply can be found within our Student's Information Guide which will be given to a prospective tenant in advance. We will look to apply for references to the last 2 landlords of each student applying.

The Legal Paperwork

Each tenant over 18 will be required to sign an Assured Shorthold Tenancy for a period of between 6 - 12 months by mutual agreement (students 11 - 12 months). The agreement is in plain English and clearly sets out the responsibilities of both the landlord & the tenant.

Deposit, Inventory, Rent and Bills

Deposit

You will be required to lodge a security deposit usually equivalent to one month’s rent (may change depending on circumstances), which will be protected under the Tenancy Deposit Scheme. The deposit will be held until the end of the tenancy and may be used to pay for any damage to the property or furnishings, or to pay any outstanding bills.

Inventory

Before you move into a property a comprehensive inventory will be prepared. This will be carried out by a professional, independent company which will record, with photographs, the condition of the property and its furnishings before you move in. At the end of your tenancy the same company will check the property once you vacate to ensure that no items are missing and the property has been maintained satisfactorily.

Rent and Bills

Your rent is payable monthly in advance. Due to the vagaries of the banking system all rental payments are required to be paid to us by Standing Order. Unless advised differently all utility bills i.e. gas, water, electricity, sewerage, phone, council tax, tv license & internet will be payable by the tenant.

Insurance, Moving In and On-going

Insurance

Whilst the property you are renting may be insured, your personal effects and any personal furnishings will not. We strongly advise you take out a contents insurance policy for your peace of mind (it is not expensive!).

Moving In

We will also provide you with a set of keys per tenant and offer support in settling you into your new home. We will advise the utility companies of your arrival.

On-Going

As your landlord it is important that we deal with issues quickly. Please make sure to let us know should any problems arise. Maintenance issues, providing they are not as a result of neglect by the tenants, are the responsibility of the landlord. We will carry out regular inspection of the property to make sure it is being properly maintained.
